Roofing Contractors: Do You Need Repairs or a Replacement?

Roof repairs are never welcome, but they are occasionally necessary. An even less welcome expense for homeowners is a roof replacement. However, depending on the age of your home and roof, you may not be able to avoid it. But how do roofing contractors assess whether a roof can be repaired or if it has to be replaced? There are several things we look at to determine whether we need to replace the roof or if repairs will be sufficient.

Age of the Roof

We start with the age of your roof. Asphalt shingle roofs typically last 20 to 30 years, so if the age of the roof is within that window or beyond, the need for a replacement is more likely. The simplest way to determine the age of a roof is to check the building records. Your city or town should have a record of any major work done to your property, even if it was done by the previous owners. If we can’t learn the age from records, we can make an accurate estimate with a careful inspection.  

Condition of the Shingles

On an asphalt roof, the condition of your shingles is key to determining the overall condition of the roof. Missing, curled, cracked, or buckled shingles are all signs of wear and could indicate issues with the roof deck beneath them. A few shingles here and there are easily replaced, but if there are damaged shingles across the roof, a replacement may be the best option. We also look at the shingle granules. They do a lot more than just give shingles their color. They also protect the shingles from rain, wind, and other elements. As the shingles age, the granules wear off.  

Visible Damage

Whether it’s from a major storm or just natural wear and tear, any visible damage to your roof is cause for concern. If the damage is extensive, repairing the roof may not be possible without replacing the whole thing. If there is visible damage to your roof, the best thing to do is to have roofing contractors assess the damage and determine the best course of action.
