How to Tell If You Need a New Roof

When it comes to keeping your home protected from the elements, no part of your house does quite as much as your roof. But even the best roof can’t last forever. There are many signs that indicate that it’s time to call a roofing company to ask questions about getting a new roof. Time and Age

A good quality and properly installed asphalt shingle roof can last up to 30 years if it is well maintained. But time comes for us all, including your roof. If you are not the original owner of your house, find out when the roof was installed. Your town’s tax office should have records that can tell you if the roof was ever replaced. Homeowners are supposed to report major repairs like roof replacements for property tax assessments. If you can’t track down the records, your roofing company will be able to estimate the age of your roof by inspecting it.  

Visible Leaks

Nobody wants a leaky roof. That’s the opposite of what a roof is supposed to do. You should have your roof inspected every year or two so that a roofer can spot small leaks and repair them before they become major issues. But if you or the house’s previous owner didn’t notice and repair smaller leaks, they could be visible leaks by now. Once leaks reach the point when they are visible, they are difficult to repair effectively. The better long-term solution is to replace the entire roof or at least the leaky section.  

Damaged and Missing Shingles

Missing or broken shingles are a sign of age or possible storm damage. Water damage, high winds, and hail can cause shingles to curl, tear, or fall off. Time is also a common culprit of this kind of roof damage. Exposure to the elements will eventually cause roofing materials to break down. Bald shingles are something else to watch out for. That means that the granules that protect the shingles have fallen off. You can replace problem areas in patches, but the wiser choice might be to replace the roof.
